Plant Bio

Monstera sp. Peru

Also known as Monstera karstenianum, this South American Monstera species (member of the same family as scindapsus, pothos, and philodendron) shows off fantastically textured foliage. A tropical vine, it appreciates bright, indirect light and can climb vertically, grow horizontally, or trail dramatically from a basket. Unlike other Monstera species, its leaves do not develop fenestrations (dramatic cuts and holes) as it matures. Our Plant Hunter selected it for the dramatic impact of its leaves and its easy-care needs (you can treat it like a pothos or heartleaf philodendron).

Note: This plant may have some natural degree of toxicity and may cause discomfort or illness if ingested. Additionally, exposure to the sap of this plant may cause discomfort to individuals with a sensitivity to it upon contact. Grown for ornamental purposes and not intended for human or animal consumption.

This is a great guide for underwriting multifamily deals for someone with some basic to moderate knowledge of underwriting. I am a new student to this field and have to stop and google some of the acronyms. For a future version, I think adding an extra page for the acronyms used, definition and equation would be helpful. I think that the font could be larger and darker. Adding mathematical formulas in the book would provide visualization as well. Rob can also provide a sample OM for the reader to use with his underwriting model and compare to his completed one. Again, I am a newbie so my review may change as I gain knowledge in this area. I enjoyed listening to Rob on Youtube/Podcast and hope to learn more from him.

As context, I've underwritten about 100 deals and attended some basic underwriting classes. Rob's book was very useful to me, both in helping me gain better skills in underwriting basics (stabilization time period and how unit renovations and rent bumps are modeled/phased-in as well as when to start applying rent escalator) as well as higher level topics, like partnership structures, sensitivity analyses, and judging the returns. In all of these higher level topics I learned several new topics (and calculations to add to my underwriting) and would guess that even experienced investors would pick up a few quality nuggets in these sections.
